The March Board Meeting was called to order at 6:00pm.
Present:
Boardmembers Cindy Tilton, President; Ken Gray, Treasurer; and Alan Cade, Director of Infrastructure were present. Also present were Association members Cecilia Cinfo, Ardith Turgeon Cade, Karyl Horn, Thomas Roberts, and John Crooks.
Absent:
All Board members were present.
February minutes were approved by the President with no changes.
Treasurer’s Report:
All income for February 2019 was $8,795.00. Total Expenses were $10,620.72. Net income was (-) $1825.22. Our total Checking/Savings, Emergency Fund and Capital Improvement Fund is $63,322.89. Motion to approve the report was made by Cindy, seconded by Alan, and approved by all.
Infrastructure Report:
There was a brief discussion on verifying water line shut-offs in the area adjacent to Alan Cade’s home. John Crooks suggested we could do this in the Spring.
John also noted the need to exercise water valves in the near future.
There may be water leaks as we are seeing a higher than normal usage over the past couple of months, and there are reports of air in the water lines. A notice will be posted at the mailboxes asking residents to walk their property to look for signs of a water leak. If nothing is reported, John will walk the water lines the following week for closer inspection.
A cluster of trees on Unit 15 were reported to be in danger of falling. Ken Gray will contact Urban Tree to have the trees removed, and to also schedule the annual “drive-through” to identify any trees in common areas that need attention. Note that the condominium is responsible for these trees as the property is rented and not owned by the resident.

There was discussion regarding a number of homes in need of upkeep and repairs, and the need to notify residents to correct situations that do not meet checklist standards.
It was recommended that a notice is be posted at the mailboxes in alignment with the rules and bylaws as a reminder that with Spring on the horizon everyone needs to seek approval of the board for items noted in the Rules, get building permits and contact dig safe prior to embarking on projects.
