All Board members were present, and all board members approved the September minutes.

Treasurer Report:

No report. but Karyl referred to the Annual Budget that was sent out for the Annual Meeting.

Infrastructure Report:

John walked with Martin of R Cap to try to locate lines – still trying to locate water lines. Martin needs more information to continue the project. John still hasn’t checked individual homes, plans on doing that shortly. People have volunteered to help!

Gave the floor to the unit owners.

Cheryl MacKey talked about the water next to lot 18 on the corner of second. John said he’ll check the culverts to see if they are clogged. Alan Cade said that when lot 16 turns on Water Pump there’s air in his lines which indicates a water leak. Edward Sowell talked about the barking dogs on lot 18, saying it’s not fair that we had Tom purchase equipment to quiet his dogs. We will be looking into all of this.

Cindy read letter from Cee about driving on common area. At this time, we feel this situation is resolved.

Alan Cade sent letter saying that Board is not doing meetings to avoid questions. We assured him that we are all about transparency.   We are going to post all meetings and we have people that have volunteered to do the cold patch on the roads, potholes need to filled.

We need to fix our Septic Tank covers. Water is leaking into our Septic. This really needs to be done ASAP.   As you know we didn’t get the water grant that we were hoping to roll this into. We are going to reapply in January. In the meantime, we need to fix the Septic.

GOOD NEWS! We called the Portsmouth Water Department about the excessive water bill. They admitted they made a mistake, the meter rolled over and it was incorrectly billing us. So not only do we not owe the $18,000.00 but we have a $3000.00 credit.

Spring clean-up cost us a lot of money. We need to discuss how we are going to handle it. We need to set limitations or come up with a plan that works. Maybe charge for large items??

Karyl talked about the Lawyer suggesting that we do an Audit.

Ken handles our website, it was discussed that someone who is on the Board should be involved so that we can jump in if necessary.

Dogs –  we discussed what is considered a nuisance, for instance, If a dog barks for more than 20 minutes. Again, we are trying to be fair to everyone. Also, dog must be under control so that everyone feels safe to walk the park.

The new rules said 2 cars per property, we are asking the Lawyer to change that to 4 and they must be registered.

The meeting house needs repairs. There’s mold on the ceiling.  The roof needs to be replaced.

We need to go around and make sure that everything is moved away from the road, so that John can plow without issue. A specific basketball hoop was discussed.

We talked about lots that need to be cleaned up.  Our Lawyer told us that it is one of the main jobs of the board to keep everyone’s property in good order to maintain our property values.  We talked about a few properties that need to be cleaned up.

Secretary,

Diane Sowell
